MEP quantity take-off, explained

What MEP quantity take-off covers

MEP quantity take-off turns electrical, mechanical (HVAC) and plumbing drawings into quantities a pricing team can work from: counts of devices, fixtures and equipment, and lengths of cable tray, ductwork and pipework. CAIS reads PDF drawings and returns an Excel BOQ broken down by discipline, with equipment and fixture schedules and a project summary sheet.

QTO in CAIS is experimental. Treat every quantity as a draft until someone qualified has checked it against the drawings, the schedules and the specification.

Prepare the drawings before you upload

A clean, current drawing set is the single biggest factor in a usable result.

  • Upload the current revision of each layout and riser diagram, and put the revision in the project name.
  • Include legends and schedules (light fittings, sanitary fixtures, equipment): they define what each symbol means.
  • Check that sheets carry a stated scale. A sheet marked "not to scale" can be counted, not measured.
  • Keep each discipline on its own sheets where you can, so a reviewer can trace a quantity back to its sheet.

How to review the output

Start with the items that drive cost: main equipment such as chillers, air handling units, pumps and panels, then long runs of cable tray, duct and main pipe. Compare counted items with the drawing schedules, and measure two or three runs by hand to spot-check the lengths.

  • Look for equipment counted twice where a plan and a schematic show the same item.
  • Check units: metres of pipe and tray, square metres of duct, numbers of fittings and devices.
  • Record every correction with its sheet reference before the quantities go to pricing.

Questions about MEP QTO

Which files can I upload here?
This page takes MEP drawings in PDF. For IFC models and other formats, the services page lists what is currently available.
Does MEP QTO price the work?
No. It produces quantities. Pricing is a separate step: the AI Pricing Master prices a BOQ from Excel or CSV, and you review its rates.
Can I put these quantities in a tender?
Only after review. The output is a draft for an MEP engineer or quantity surveyor to check; CAIS does not certify quantities.
What happens to my drawings?
They are processed for your job. The security and privacy pages explain retention and how AI providers are used.
